A leaking tank body is the one fault that cannot be fixed: shut off the cold supply and the gas or power, and the job becomes a replacement. A replacement is also the moment to decide whether like-for-like is right. Staying with an atmospheric tank under a working flue is the lowest-cost path and keeps hot water during outages. Frequently asked questions

When should I replace rather than repair?

A leaking tank body, unavailable parts, repeated faults, or a tank past roughly 12 years usually favour replacement. A single clear fault on a younger unit favours repair.

Can I replace a 40 gallon tank with a bigger one?

Often, if the space, flue and gas supply allow. Size by first-hour delivery, not nominal volume; a 40 gallon tank with a good recovery rate may already deliver what you need.

Will a new water heater lower my gas bill?

A condensing or higher-UEF unit uses less energy than an old atmospheric tank, but the saving depends on your usage. WaterHeating.ca publishes no savings claims.

Do I need a permit to replace a water heater in BC?

Yes. A gas permit, and in municipalities such as Burnaby a plumbing permit too. CANRO obtains them.
